Description | Primary Purpose:
Plan, organize, direct, coordinate, manage, and supervise the building maintenance, custodial, grounds keeping, safety/security services, and perform related duties relating to the management and preventative maintenance of DVISD facilities. Provide students with a physical learning environment that is safe, clean, attractive, and functional.
Minimum Qualifications
Education/Certification
Bachelor’s degree in facilities management, administration or other relevant field or five (5) years’ related experience
Valid Texas driver's license with a good driving record (must meet and maintain liability coverage eligibility)
Candidate must have satisfactory outcome of fingerprinting background check. Non-refundable fee (approximately $50) paid by employee.
Knowledge/Skills
Ability to manage budget utilizing zero-based budgeting and cost benefit analysis for expenditures
Experience managing personnel in various capacities
Ability to implement policy and procedures in accordance with district, state and federal regulations
Ability to interpret data, generate and publish summaries related to district operations
Strong organizational, communication, and interpersonal skills
Knowledge of basic principles of construction, school maintenance, and custodial operations
Understanding of athletic facilities and athletic operations
Spanish speaking
Experience:
Three (3) years’ of experience in one or more of the following: facilities operations, maintenance operations, educational management, or other related field
Managing multiple work teams and projects
Supervisory experience

Organization Management
The assistant director manages administrative, fiscal, and facilities functions responsibly through activities such as the following:
- Assist with management of custodial, maintenance, repair, and security operations of the district.
- Assist with developing and maintaining written departmental procedures for maintenance, repair, operations, and security of athletic facilities and equipment.
- Develop and implement building policies and procedures in conjunction with the Director of Maintenance.
- Guide the management of all aspects of the operations of maintenance and facilities.
- Assist in the development, review, revision, and implementation of plans, policies, and procedures related to maintenance, grounds, custodial and warehouse activities.
- Prepare and implement recommendations pertaining to process improvement, cost savings, and better efficiency.
- Assess, coordinate, and monitor all maintenance, custodial, and landscaping work performed for the Athletic Department and its venues.
- Receive, assign, and verify status of work orders for repair and maintenance of facilities and grounds in a timely manner.
- Prepare plans and specifications for contracted repair work and site improvement.
- Secure vendors and bids for contract repair work within the district guidelines.
- Monitor repairs, evaluate completed projects and review final invoice for accuracy.
- Implement federal and state laws, State Board of Education rule, and local board policy in maintenance ar
- Compile, maintain, and file all physical and computerized reports, records, and other documents required in the maintenance area.
- Provide summary reports as requested for maintenance and operations.
- Compile budgets and cost estimates based on documented program needs.
- Plan and direct inventory and stock control program for equipment and supplies.
- Initiate purchase orders and bids in accordance with budgetary limitations and district policies.
- Replace and maintain a current inventory of supplies and parts to avoid delay when reordering.
- Approve and forward invoices and purchase orders for maintenance department to accounting department.
- Recommend disposal of obsolete equipment and purchase replacement equipment when necessary.
- Develop preventative maintenance plan for athletic facilities.
- Perform disaster duty, when needed, and collaborate with other district departments to develop an emergency preparedness plan for facilities.
- Assist the Director of Maintenance to ensure permits for the department are up to date.
- Serve as succession point of contact in the absence of the Director of Maintenance.
Organizational Improvement
The assistant director promotes leadership in efforts to improve the school or organization through activities such as the following:
- Maintain safety standards in conformance with federal, state, and insurance regulations and develop program of preventive safety relating to athletic facilities.
- Ensure district equipment is maintained and is in operating condition.
- Collaborate with district personnel to identify, inspect, and remedy safety concerns relating to facilities.
Personnel Management
The assistant director provides oversight and manages personnel through activities such as the following:
- Assign work to maintenance and custodial personnel and oversee completion in accordance with district standards.
- Assist with the development of a staffing plan, which provides optimal support to district athletic events.
- Evaluate job performance of employees to ensure effectiveness in each position.
- Recommend training and professional development for maintenance staff relating to current trends or advancements for school maintenance and operations.
- Recruit, train, and supervise maintenance, custodial personnel and assist the Director of Maintenance in making sound recommendations about personnel placement, transfers, retentions, and dismissals.
- Assist the Director of Maintenance with preparing, reviewing, and revising department job descriptions.
Professional Growth and Development
The assistant director provides leadership in professional growth and development through activities such as the following:
- Direct training and ongoing professional development of workers to improve work performance and acquaint workers with district policies and procedures as well as state and federal laws and regulations.
- Participate in national and state level organizations to stay abreast of latest research and best practices.
- Participate in all meetings and professional development opportunities to keep abreast of innovative techniques in maintenance operations.

The assistant director exhibits qualities such as the following:

- Supervise and evaluate the performance of supervisors and staff in the Maintenance Department.
- Monitor contractors and vendors to ensure compliance with district policy relating to campus, staff, and student safety while performing services or repairs for the district.
Equipment
Computer, computer software programs and peripherals, scanner, printer, copier, fax and other equipment applicable to the position.
Working Conditions
Mental Demands/Physical Demands/Environmental Factors:
- Maintain emotional control under stress and work with frequent interruptions.
- Repetitive hand motions, prolonged sitting, and prolonged use of computer.
- Work irregular and extended work hours to include holidays and weekends.
- May require moderate standing, stooping, bending, lifting, walking, climbing, pulling, pushing, reaching, moving, and carrying up to 50 lbs.
- Work indoors and outdoors to conduct on-site inspections of all district facilities and construction projects.
- Frequent district wide and occasional statewide travel.
- Frequent exposure to: temperature extremes (hot and cold), humidity extremes, noise, low or intense illumination vibration. Occasional exposure to: biological hazards (communicable diseases, bacteria, insects, mold, fungi, etc.), work outside, work around moving objects or vehicles, work on slippery and uneven surfaces.
